Smarter Distribution

Revenue decisions built around measurable demand

Our pricing approach analyses the relationship between rate, occupancy, booking pace, seasonality and market positioning rather than optimizing a single metric in isolation.

ADR

Average Daily Rate measures the average revenue generated by each occupied night: ADR = Rental Revenue ÷ Occupied Nights.

RevPAN

Revenue Per Available Night combines pricing and occupancy: RevPAN = Rental Revenue ÷ Available Nights. This makes it especially useful for short-term rentals.

Price Elasticity

Price elasticity describes how strongly booking demand responds to changes in price. Understanding that relationship helps avoid both unnecessary discounting and unrealistic pricing.

Competitive Positioning

Comparable properties, demand conditions, booking pace, events and seasonal patterns provide context for rate decisions instead of relying on a fixed nightly price.
